Biography
Steve began his real estate career at the age of 19 in Binghamton, NY, working as a sales agent during the summers at his father’s Better Homes & Gardens franchise. Upon graduating from Fordham University, Steve became a full-time realtor in the agency and won the Medallion Club awards from 1995-2001, building his sales through corporate business and personal referrals.
In 2001, the owner of Diane Bell Realty, Better Homes and Gardens in Clarks Summit, PA approached Steve to see if he had any interest in buying her company. In September 2001, Steve acquired the 1 office, 12-agent company and entered the northeast Pennsylvania real estate market. Why did he decide to leave a turn-key, family owed business in his home town to enter a marketplace where he was a complete unknown? “I looked at the region as a whole, not as Scranton vs. Wilkes-Barre vs. the Poconos. I also recognized the large number of real estate companies presented opportunities for acquisition. Most top agents want to work for a large, well recognized company that provides the necessary tools that allows them to succeed. Being a regional real estate company would enable us to attract these high quality agents.”
In 2003, Steve acquired Classic Properties, a well-known, Lackawanna County realtor that has maintained a reputation of class and high ethical standards since 1983. The Classic brand was well established, and it was decided that the combined entity would assume its name. A short time later the acquisition of Century 21 Action Center Realty was completed. Classic Properties now had 50 agents in 3 locations in Lackawanna County.
The next few years brought growth through recruiting experienced agents and training new ones. Recognizing that the “Family of Services” was successful in other markets, Steve created 1st Penn Mortgage Group, LLC, and Classic Settlement Solutions (CSS). “Buyers want their agent to be the center of the transaction. Having everything under one roof allows us to provide this while making the buying experience a seamless, pleasant experience for our clients. Our agents are able to receive immediate updates on the status of a mortgage or title search which they can instantly relay to the client,” states Steve.
Farrell has continued to lead 1st Penn Mortgage, LLC since its inception in 2004. He oversees loan officers and processors, devises marketing plans, and oversees the finances of the company. He also is a staunch advocate of the company and emphasizes its benefits to the 100+ Classic Properties’ agents.
2007 brought rapid growth to Classic Properties. In March, Steve acquired the offices and agents of Valley Associates Realty, North Pocono’s #1 real estate company. Shortly thereafter, an opportunity in Luzerne County arose. The company opened up a brand new office in Kingston, which has since grown to 20 agents. Finally, in August, Steve acquired Rainbow Realty- Wyoming County’s #1 company- and its offices in Dallas and Tunkhannock.
Classic Properties became NEPA’s Regional Realtor. Covering 10 counties and 3,000 square miles, the company now has over 100 agents in 5 offices with sales volume exceeding $100,000,000.00 with over 900 properties closed.
